Need a new FHA home loan, or want to refinance for a lower mortgage payment? Freddie Mac shows home loans this week averaged 3.51% for 30 year fixed rate mortgages, while 15 year fixed rate mortgages averaged 2.69%.

Fixed Mortgage Rates Avg. 3.51% (30-Yr), 2.69% (15-Yr) for Week Ending 5/16/2013, Murrieta CA.

According to Freddie Mac, the 30-year fixed rate mortgage (FRM) averaged 3.51 percent with an average 0.7 point for the week ending May 16, 2013, up from last week when it averaged 3.42 percent. Last year at this time, the 30-year FRM averaged 3.79 percent.

The 15-year fixed rate mortgage this week averaged 2.69 percent with an average 0.7 point, up from last week when it averaged 2.61 percent. A year ago at this time, the 15-year FRM averaged 3.04 percent.

In the West (CA, AZ, NV, OR, WA, UT, ID, MT, HI, AK, GU), Freddie Mac noted that the 30-year fixed rate mortgage averaged 3.48 percent with an average 0.8 point, while the 15-year fixed rate mortgage this week averaged 2.63 percent with an average 0.8 point.

But what's the rate for consumers? According to Lisa Delzompo, Loan Officer with local Murrieta brokerage PRW Lending, Inc., "People do not realize that they cannot get the Freddie Mac rate, and that banks have to add 'servicing' to the Freddie Mac rate to quote to borrowers." Lisa explained, "If you add about 0.25% to the Freddie Mac or Fannie Mae rate, it will give you the street rate," which is the rate consumers pay. Last month, 159 single family houses for sale closed with a median sales price of $300,000 and a median price-per-square-foot of $127.43. One year ago, 236 single family houses for sale closed with a median sales price of $256,500 and a median price-per-square-foot of $105.78.*

The next two charts on the right show the median sold price trends for single family homes in the City of Murrieta. (Sold prices are the actual amount that buyers paid for the home.) The first chart shows sold prices over the past 24 months. The second chart shows sold prices since 2002. The blue SOLD line in each chart shows the month-to-month fluctuations in sold prices. The red TREND line smoothes the month-to-month fluctuations using a 12-month moving average. The TREND line makes it easier to determine the overall housing market’s price trend.

SINGLE FAMILY HOME INVENTORY

The last chart shows the trend of Murrieta single family home inventory. Inventory is the number of homes currently listed for sale. When the number of homes listed for sale rises, it puts downward pressure on home prices because of increased supply. In contrast, when the number of homes listed for sale falls, it puts upward pressure on prices due to a smaller supply. The blue ACTIVE line shows the week-to-week fluctuations in home inventory. The red TREND line smoothes the week-to-week fluctuations using a six-week moving average. The TREND line makes it easier to determine the overall inventory trend.

Murrieta CA Single Family Home Absorption Rates - May 16, 2013.

Buying a house? Selling a house? Whether you’re a home buyer or a home seller, you may want to know whether it’s a buyer’s market, a seller’s market, or a stable market.

In a buyer’s market, home buyers have the upper hand and can drive hard bargains for their dream home.

In a seller’s market, sellers have the advantage and can demand top dollar for their home.

In a stable market, the bargaining advantage is balanced between buyers and sellers.

The Absorption Rate Trend chart (top) shows the twelve month absorption rate trend over the past several months for Murrieta Single Family Homes. When the green line is trending between 0-5 months, it’s considered a Seller’s Market. When the green line is between 5-7 months, it’s considered a Stable Market. When the green line is above 7 months, then it’s considered a Buyer’s Market.

The Absorption Rate Per Sold Price chart (center) compares the absorption rates for Murrieta Single Family Homes based upon four price ranges: Below $200,000; between $201,000-$300,000; between $301,000-$500,000; and above $501,000. This chart is useful for determining how many months a home may take to sell based upon its asking price. As you might expect, the chart suggests that lower priced homes will sell sooner than higher priced homes.

The Absorption Rate Per Square Foot Price chart (bottom) compares the absorption rates for Murrieta Single Family Homes based upon four square foot price ranges: Below $90/sq.ft.; between $91-$120/sq.ft.; between $121-$150/sq.ft.; and above $151/sq.ft. As with the Absorption Rate Per Sold Price chart (center), this chart also suggests that lower priced homes will sell sooner than higher priced homes.
